Job Description:

Our well-established independent client has a rare opportunity for an experienced (PART TIME) Service Charge accountant / Property Manager to join their local team, covering both residential block and mixed use commercial properties. The role will be based in their Romford Head Office with the properties to be managed being predominantly in the Essex region. The property stock combines both a small number of residential blocks and also a mix of commercial properties.

Duties to include:

Financial Management

• Ensuring Rent and Service Charge collection and arrears recovery, along with dealing with potential forfeiture / possession issues
• Organising and dealing with Insurance Renewals, claims and contributions
• Section 20 Consultation procedures – The ability to manage from start to finish
• Being able to deal with the relevant accounts ledgers and providing regular statements to clients
• Daily reconciliation of rents received, with a requirement to log these onto the Property Management Software
• Production of service charge budgets and production of service charge accounts
• Production of year end certificates/service charge accounts ready for submission to auditors

Tenant & Lease Administration

• Completing LPE1 Enquiries when required
• Ensuring Leaseholders are compliant with their Lease obligations and where not, ensuring matters are remedied
• To be able to keep record of Rent Reviews and Lease Renewals and pass these to the relevant department to progress

Building and Facilities Maintenance

• Day to day enquiries from clients and leaseholders
• Dealing with utility companies and bills for any vacant properties
• Undertaking regular property inspections
• Liaising with and organising contractors for any planned or repair works
• Assisting with general property duties in residential, Block & Commercial Property management matters
• Compliance & Risk Management
• Dealing with Fire Risk Assessment recommendation works, which could trigger s. 20 Notices
• Ensuring each property is of a compliant nature, by way of obtaining the relevant legislative certificates
• Ensuring the RICS Registered Firm is adhering to the relevant property management matters

Experience & Requirements:

Full UK Driving Licence & Car Ownership

The ability to work autonomously, with initiative, but with support as and where required

Understanding of leasehold property accounting matters

Excellent communication skills

Good literacy and numeracy skills

The ability to learn the Property Management Software

A desire to excel in the role to aid growth within the business

ACCA accreditation or similar

Knowledge of lease interpretation, apportionment, schedules, balancing and reserve fund compliance

Knowledge of Section 20B legislation

Previous experience in the Commerical Property Management field

Working week: Monday - Friday 3 - 4 days a week (Part time) £50,000 pro rata

Salary: £30,000 - £40,000 after pro rata
Support and ongoing legislation training 28 Days holiday including Bank Holidays. Pro rata for part time.
