The Opportunity

An exciting opportunity has arisen for an experienced and ambitious Business Development Manager to join an established business operating within the Hard Facilities Management and Building Services sector.

We are looking for a commercially driven individual with a genuine appetite for winning new business, developing client relationships and securing profitable maintenance contracts.

This position will suit a proactive Business Development Manager who enjoys identifying opportunities, building a strong pipeline and converting prospects into long-term clients.

The successful candidate will play an important role in supporting business growth, targeting new clients and developing opportunities across the commercial property and facilities management markets.

Key Responsibilities

• Identify, target and secure new business opportunities within the Hard FM and Building Services sectors.

• Develop and maintain a strong pipeline of prospective clients and contract opportunities.

• Build relationships with Facilities Managers, Property Managers, Managing Agents and commercial end users.

• Lead the full business development process, from initial engagement through to contract award.

• Identify and pursue Hard FM maintenance opportunities, including planned preventative maintenance and reactive maintenance contracts.

• Prepare, coordinate and present commercially competitive bids, tenders and proposals.

• Work closely with estimating and operational teams to develop accurate pricing and service solutions.

• Attend client meetings, site surveys, presentations and contract negotiations.

• Negotiate contract terms and secure profitable long-term agreements.

• Maintain accurate pipeline forecasts, sales activity records and revenue projections.

• Identify opportunities to develop existing client relationships and generate additional revenue.

• Represent the business professionally and contribute towards its long-term growth strategy.

Experience & Qualifications

The ideal candidate will have previous experience in business development within Hard Facilities Management, M&E maintenance or Building Services.

Essential experience and skills:

• Proven track record of winning new business and securing maintenance contracts.

• Strong understanding of Hard FM, mechanical and electrical building services or technical maintenance.

• Experience developing new client relationships and generating opportunities independently.

• Strong commercial awareness, including pricing, contract profitability and negotiation.

• Experience managing sales pipelines, tenders and bid submissions.

• Excellent presentation, communication and relationship-building skills.

• Ability to engage confidently with senior decision-makers and key stakeholders.

• Self-motivated, target-driven and comfortable working independently.

• Strong organisational skills with the ability to manage multiple opportunities simultaneously.

• Competent using Microsoft Office, including Excel, Word, Outlook and PowerPoint.
